BUYING PROCESS
The Home Buying Process
Buying a home is one of life's biggest milestones, and understanding each step can make the experience feel much more manageable. Whether you're purchasing your first home or your next one, I'll guide you through every stage of the process with expert advice and personalized support.
Step 1: Initial Consultation
Every successful home search starts with a conversation. We'll discuss your goals, budget, preferred locations, timeline, and the features you're looking for in a home. This helps create a clear plan tailored to your needs.
Step 2: Get Pre-Approved
Before you begin touring homes, getting pre-approved by a lender helps determine your budget and shows sellers you're a qualified buyer. If you don't already have a lender, I'm happy to connect you with trusted local mortgage professionals.
Step 3: Start Your Home Search
Once you're pre-approved, we'll begin searching for homes that match your criteria. I'll help you evaluate properties, schedule showings, and provide insights into neighborhoods, market conditions, and pricing.
Step 4: Make an Offer
When you find the right home, we'll prepare a competitive offer based on current market conditions and comparable sales. I'll guide you through negotiations and help you understand every aspect of the offer before it's submitted.
Step 5: Home Inspection & Appraisal
After your offer is accepted, the home typically goes through an inspection and appraisal. These important steps help identify any issues with the property and confirm the home’s value before closing.
Step 6: Final Loan Approval
Your lender will finalize your mortgage, verify documentation, and prepare your loan for closing. During this stage, it's important to avoid making major financial changes that could affect your loan approval.
Step 7: Closing Day
On closing day, you’ll review and sign the final paperwork, complete your remaining financial obligations, and officially become the owner of your new home. Before that point, it’s helpful to understand your expected closing costs so there are no surprises.
Congratulations—you've got the keys!

It’s very common for a home inspection to uncover repairs, maintenance items, or questions about the property. When that happens, we’ll review the inspection report together, talk through each item and concern, and decide on the best next step. Depending on the situation, you may be able to ask the seller for repairs, a seller credit, a price adjustment, additional information, or further evaluation by a specialist. The goal is to help you understand what you’re buying and make a smart, informed decision before moving forward.

Buyer-agent compensation can vary depending on the property, the agreement, and the terms negotiated in the transaction.
